Institutional Submetering
PowerHawk meters are a perfect solution for institutions looking to reduce their energy consumption and GHG footprint, comply with board directives and find ways to include the entire community (employees and service partners) in the effort.
Triacta integrates advanced communications technology with metering equipment to make the metering of large institutions across a mix of property types simple and cost effective. Additionally, PowerHawk meters connect directly to existing IT infrastructures and business applications via FTP, without requirement for any on site servers.
- Easy installation for wide retrofit deployment
- Integration with Building Management Systems, Energy Management Systems and IT business applications
- Revenue-grade metering suitable for GHG management applications, and/or cost allocation
- Compatibility with “cloud-based” management systems for stakeholder visibility
- Dashboard functionality for public display of actual versus target usage
Metering and the Intelligent Building
Intelligent Buildings integrate Building Management Systems (BMS) with IT systems and metering platforms to provide a unified system with a much more detailed picture of a building's state.
The primary goal of the BMS is control and alarm response. IT systems add business applications to the mix, exposing vital information to a broader audience of stakeholders than BMS' normally do. A metering platform combined with an Energy Management System (EMS) fulfills the critical role of providing increased metering and monitoring accuracy, datalogging, and enhanced circuit coverage.
Metering platforms are essential to understanding the use of energy within a building and are a critical part of an Intelligent Building. This extends to other services such as water and natural gas that, when combined with electricity, roll up to provide an accurate picture of a building’s carbon footprint.
Reduce overall energy consumption
Research shows that when building occupants are accountable for their own electricity, overall consumption can drop from 15 to 25 percent. By deploying PowerHawk meters and using PowerHawk Manager, those directly responsible for energy consumption can be made aware of the implications of their actions. In addition, degrading equipment and inappropriate ratcheting of building system settings can be easily identified and appropriate actions taken.
Cost allocation and billing
The arrival of time-of-use billing and peak demand charges means additional meter reading and complicated billing requirements. The PowerHawk handles these requirements automatically, so costs can be tracked and accurately allocated to specific building systems or directly to departments or building occupants.
Triacta automates meter reading and offers flexible billing services that fit a variety of business models. Property managers can receive energy consumption information using Triacta’s web-based cost allocation package, import information into an existing business application, or send data to a third-party partner. There’s no software to buy or maintain.
Submetering: how it works
Triacta's PowerHawk smart meters are easily “plugged” into a building’s main electrical feed — saving time and eliminating rewiring costs. With PowerHawk submetering solutions there’s no software to buy or maintain. Building managers are always up-to-date with the latest energy consumption data at their fingertips.
PowerHawk meters use advanced IP-based communications to transmit data over existing wireless, phone, or high-speed Internet connections without the cost of a dedicated service. There’s no need to purchase or maintain additional computers or meter reading equipment.

Ease of Installation
Circuits of interest covering key loads are connected via split-core current transformers — with clear electrician connection instructions provided automatically from the PowerHawk Manager Meter Manager application. In a leasehold scenario, landlords have no problems with this type of noninvasive fit-up. PowerHawk meters have features such as auto-phase detect and polarity detection to eliminate common metering installation errors.
Information when and where you need it
Property managers can receive as much or as little information as they want, at the office or remotely, 24/7 through PowerHawk Manager. And with PowerHawk Manager's dashboard functionality, all stakeholders can be kept apprised of critical energy usage information in a timely and convenient way.
Property managers can distill meaningful information from electricity, gas, water and BTU meters to pinpoint savings opportunities, create an accurate picture of a building’s carbon footprint and identify failing equipment and expensive peak demand charges.
Safe and secure
Triacta manufactures utility-grade meters that comply with all regulatory electric safety and communications requirements and meet stringent ANSI 0.5% accuracy standards. And unlike many other meter reading systems, all information collected is stored in a secure data center with password controlled access.
Open protocols ensure a future proof solution
All PowerHawk metering systems use open protocols (including building automation protocols) to ensure property managers are not “locked in” to a single vendor. This open system provides the flexibility needed in an evolving smart grid.
